Core plus

A core plus strategy consists on real estate assets acquisitions in established locations, benefiting from secure rental income in the medium term with potential revaluation. These assets may be subject to minor works and rent revaluation actions lift of rent caps surfaces redevelopment, non-recoverable rental charges and taxes deduction.

Leverage effect: Between 30% and 50%.
Target internal rate of return (non-guaranteed): between 4% and 8%.

Value added

A value-added strategy is based on real estate assets acquisitions with repositionning or renovating potentials in order to increase the rental yield and ultimately the value of the property. This dynamic management consists on investing in promising themes related to demographics, urbanization or global trends, such as improving buildings’ energy efficiency.

Leverage effect: maximum 60%.
Target internal rate of return (non-guaranteed): over 12%.
