Mata Capital announces the sale of the IAE Paris-Sorbonne campus, a 3,800 m² asset located at 11-15 rue Ponscarme in Paris's 13th arrondissement. The campus was acquired by its tenant, IAE Paris-Sorbonne, for approximately 45 million euros.
Acquired in November 2020 from a former maternity hospital that had become obsolete, the asset underwent a complete repositioning operation led by the Mata Capital teams, in partnership with Quaero Capital, to transform it into a state-of-the-art higher education campus.
Transforming an obsolete asset to create a new use
Located in the heart of the Olympiades district, near the François-Mitterrand Library and Station F, the building was entirely redesigned to meet the needs of IAE Paris-Sorbonne.
The signing of a 12-year firm lease agreement in January 2024 with the institution secured the asset's new use and allowed its transformation to begin.
Designed by the architectural firm DVVD, the project created a 3,800 m² campus spread over seven levels, featuring classrooms, an auditorium, and outdoor spaces. The building also holds BREEAM Very Good certification.
Delivered in May 2026, the campus now hosts the entire IAE Paris-Sorbonne community.
An operation finalizing a value-creation cycle
A few months after its delivery, the asset was sold to its tenant, allowing Mata Capital to finalize the value-creation cycle initiated upon its acquisition in 2020.
This transaction illustrates Mata Capital's approach to asset management: identifying the potential of complex assets, supporting their transformation, and securing their new use to create value.
As Xavier Collet, Director of Asset Management at Mata Capital, points out:
"This operation illustrates our expertise in repositioning and creating value from complex Parisian assets."
The sale was carried out jointly by Mata Capital IM and Quaero Capital.
Allez & Associés, CWS, and Archers acted as advisors to Mata Capital for this transaction.
